Burnside Farms Residents,

The Burnside Farms Board of Directors is excited to announce our support for the installation of solar panels within our community as part of our ongoing commitment to sustainability and energy efficiency. We understand that many residents may have questions about the process, and we are here to provide important information and address common concerns to help guide you through the installation journey.

Key Guidelines for Solar Panel Installation

While we encourage residents to consider solar energy as a valuable resource, it is essential that all installations adhere to our community’s guidelines. To ensure that installations meet both aesthetic and safety standards, residents wishing to install solar panels must submit an Architectural Application prior to installation. The application should include a structural engineering report confirming that the installation is safe and compliant with community standards.

For Residents Who Already Have Solar Panels Installed

Please be advised that any rooftop solar panel installations were not approved by the previous developer-run HOA. If you currently have solar panels installed, you must submit an Architectural Application at a minimum. We understand these installations may have been made with good intentions, but to maintain consistency and uphold our community standards, it is important to follow this procedure.

Cost of Solar Panels

In South Carolina, the average cost of solar panels ranges from $2.50 to $3.00 per watt. Most residential systems typically require 15-20 panels, with installation costs generally ranging between $15,000 and $20,000 before tax credits and incentives. Please note that state and federal solar tax credits may apply, potentially reducing your overall costs over time, subject to annual refund limits.

Insurance Considerations

It is important to inform your insurance provider about the installation of solar panels. Coverage for solar panels may already be included in your policy, or you may need to add additional coverage. We recommend reviewing your insurance policy to ensure you are fully protected in case of damage or unforeseen events.

Roof Impact and Installation Risks

While solar panels offer long-term benefits, it’s important to consider the potential impact on your roof. Improper installation can cause damage, especially if the panels are not securely mounted. To minimize this risk, we advise hiring a licensed and experienced contractor specializing in solar panel installations. If you decide to remove the panels in the future, ensure the process is done correctly to avoid unnecessary roof repairs.

Leasing vs. Purchasing Solar Panels

When considering solar panels, you’ll need to decide whether to lease or purchase. Leasing typically offers lower upfront costs but may involve long-term commitments and restrictions on maintenance and upgrades. Additionally, leasing can complicate things if you decide to sell your home. On the other hand, purchasing solar panels can increase the value of your property and may offer better long-term financial benefits. We encourage you to carefully research both options to determine which best suits your needs.

Solar panels require minimal maintenance, with routine cleaning and periodic inspections typically sufficient to keep your system running efficiently. However, we recommend consulting with your installer for any specific maintenance guidelines related to your system.

Choosing an Installation Contractor

While the HOA does not formally endorse specific installation companies, we recommend selecting a certified, insured, and reputable contractor with experience in solar panel installations. Before proceeding, homeowners must submit the necessary Architectural Application and structural engineering report for approval. We encourage you to check online reviews, ask for references, and seek recommendations from your neighbors to identify reliable contractors.
